Do a bit of detective work: try to keep track of real estate ads that appear only a couple of days (house could have been sold in just a matter of days) and ads that seem to be in the paper forever (why can’t the advertiser sell? What’s preventing him from selling?) This is where wording might clue you into the reasons.

Tip 9: Get only enough to get you started
Too much analysis leads to paralysis. Arm yourself with adequate knowledge and then get moving! Don’t let fear or over-confidence immobilize you. If you want to sell your house successfully, fear has no place in the grand scheme of things, nor does arrogance.

Tip 11: It’s the fitness thing, you know.
Do an inventory of your community’s attractions. How many parks, tennis courts are there? Is there a YMCA? All these facilities play a major role in the decision to buy, especially if the husband or wife is a fitness freak.

Tip 14: Is there a doctor in the house?
Does your area have a good hospital? What makes that hospital a plus factor? Families that have aging in-laws in tow would like to know if they can get medical help immediately in case of an emergency. Also, if your local area hospital is known for a particular specialization make sure you let your buyers know.

organizationIf you are like most people today, you feel that you have too little time and too much to do.  As a result, you often end up not getting the things done that are needed to be done.  And even little things grow into a mountain of work that you feel you can never climb.

I used to be very unorganized.  On all of my report cards that I received as a kid, the teacher always made that cute little comment “needs to get organized.”  I had a desk that was a mess at school and a room that was a mess at home.  One day, the teacher dumped out everything in my desk on the floor in front of the class and told me to pick it up.  I can still feel the sting of that humiliation.

There are good ways to get rid of clutter and bad ways.  The bad way is the route you usually take when you get disgusted with the fact that you have too many things all over the place and decide to get rid of everything.  I know this because during a time when I was in the mindset to get rid of all the “clutter” part of it turned out to be my high school yearbook and my mother’s wedding dress that I was holding.  Things that cannot be replaced and are gone forever.  But such was my zeal to get rid of clutter that I discarded these items without realizing what I was doing.   Like everything else, clutter has to be evaluated before you get rid of it.  And you should also make sure to bear in mind things that other people can use, even if you no longer want them.

We already talked in the last chapter a bit about cleaning out your closets.  The two bag method is a good way to get rid of things that can be donated and those things that need to be tossed out.  I have found that the same rules apply when you are getting rid of things in other closets, like utility closets or coat closets.

Depth of Soil for Fruit.

Would four feet of good loose soil be enough for lemons?

Four feet of good soil, providing the underlying strata are not charged with alkali, would give you a good growth of lemon trees if moisture was regularly present in about the right quantity, neither too much nor too little, and the temperature conditions were favorable to the success of this tree, which will not stand as much frost as the orange.

Roots for Fruit Trees.

I wish to bud from certain trees that nurseries probably do not carry, as they came from a seedling. Is there more than one variety of myrobalan used, and if so, is one as good as another? If I take sprouts that come up where the roots have been cut, will they make good trees? I have tried a few, now three years old, and the trees are doing nicely so far, but the roots sprout up where cut. I am informed that if I can raise them from slips they will not sprout up from the root. Will apricots and peaches grafted or budded on myrobalan produce fruit as large as they will if grafted on their own stock?

Tree Planting on Coast Sands.

I wish to plant fruit trees on a sandy mesa well protected from winds about a mile from the coast. The soil is a light sandy loam. I intend to dig the holes for the trees this fall, each hole the shape of an inverted cone, about 4 feet deep and 5 feet across, and put a half-load of rotten stable manure in each hole this fall. The winter’s rains would wash a large amount of plant food from this manure into the ground. In March I propose to plant the trees, shoveling the surrounding soil on top of the manure and giving a copious watering to ensure the compact settling of the soil about and below the roots. The roots would be about a foot above the manure.
